Commercial real estate market cools after big gains in 2016

Silicon Valley’s commercial real estate market showed signs of cooling down in the first quarter of 2017 after last year’s boom in activity, according to a new report from Joint Venture’s Silicon Valley Institute for Regional Studies.

While developers continued to break ground throughout the Bay Area in Q1, a slowdown in pre-leasing activity in the suburban markets led to increased vacancy rates when unleased projects were completed, the report noted.

The report is the first in a new series of quarterly commercial real estate updates from the Institute in partnership with JLL Silicon Valley.

Fast Company magazine, which honored Joint Venture’s Fair Value Commuting initiative in the transportation category of its 2017 World Changing Ideas Awards, published this follow-up article about the project in detail.

Assistant editor Eillie Anzilotti wrote that Joint Venture “has been grappling with the traffic dilemma for years, and it’s now landed on a fairly radical but very comprehensive solution.”

Fair Value Commuting, a five-part proposal that combines technology and policy, “will, once rolled out over the next 24 months, eventually reduce the share of Bay Area commutes made by single-occupancy vehicles (SOV) from around 75% to 50% (around 1 million trips),”
